Booking Terms and Conditions

Bookings are subject to the following terms and conditions. Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.

Booking 

A contract between you and the owner will come into existence when payment is received and a booking confirmation is issued showing the confirmed holiday dates. The contract binds you and all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms and conditions of booking. You may not, under any circumstances, re-let or sublet the property, even free of charge. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking.

A non-refundable 25% deposit of the holiday cost is payable at the time of booking.

The balance must be paid no later than six weeks before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation and you will remain liable to pay the outstanding balance.

Bookings made less than six weeks before your arrival date require full payment at the time of booking.

The owner reserves the right to refuse a booking without giving any reason. Bookings cannot be accepted from persons under eighteen years of age.

Cancellation

In the unfortunate event that you need to cancel your holiday, we will endeavour to re-let the cottage wherever possible. All cancellations must be notified in writing (or by email) and the following will apply:

  • If you cancel your holiday more than 6 weeks before it is due to start, then your deposit will be forfeit. However, if we are able to re-let the cottage, we will return your deposit, less an administration fee of 10% of the amount of the deposit paid.
  • If you cancel less than 6 weeks before the holiday is due to start, then the full balance remains due and is not refundable. If we are able to re-let the cottage, we will refund any money received, deducting a £50 administration charge from the overall booking amount.
  • We strongly advise that you take out comprehensive travel insurance for the period of your stay including cover for compulsory self-isolation and illness. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.

Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

If the cottage or a guest’s home address are placed in a Government imposed lockdown for some or all of the booking dates, all money received will be returned to the guest. If you would like to move the booking to an alternative available date the current advertised prices will be adhered to.

General

The cottage will be available from 4pm on the day of arrival unless otherwise agreed and guests are required to vacate the cottage by 10am on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests. Please park your vehicle in the designated driveway parking space, or directly outside the cottage, ensuring cars do not block access to other properties. 

Please treat the cottage and garden with due care and respect so that other guests may continue to enjoy them. We work hard to make sure that everything about your stay is enjoyable and relaxing. In the unlikely event that something does go wrong, or if you notice something is missing or damaged, it is very important that you inform the owners or our representatives immediately so that we can take appropriate action. You can do this through the emergency contact details that will be provided in the cottage information pack. Any complaints not reported at the time and only reported after you have returned from holiday will not be considered by the owner.

We or our representatives reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes. If we need to access the property during your stay, we will endeavour to contact you first.

If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before departure. The accommodation will be inspected at the end of the holiday and the owner reserves the right to make a charge to cover losses or additional cleaning costs if the client leaves the property in an unacceptable condition. Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.

Please respect our neighbours and the local community and try to keep noise levels to a minimum, especially between 11 pm and 8 am. We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.

Bed linen and towels are provided. For bookings of longer than one week, a mid-stay clean and / or changeover of linen and towels can be arranged during your stay if required. Travel cot bedding is not provided, please bring your own travel cot bedding if required. Three tea towels and a set of oven gloves are provided for the kitchen. All items of household linen are strictly for indoor use only and must not be used on pets or as beach towels.

Please do not move any furniture from one room to another. All inventory must remain in the property and not be taken to another property.

Please remove outdoor shoes when entering the house.

Please lock all external doors and close the windows when you leave the property unoccupied.

Please make sure you turn down the heating and switch off lights and any electrical appliances when you go out – we’re an eco-friendly holiday home.

The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the cottage, summerhouse or garden. Please report any problem or fault to us and we will endeavour to rectify it as soon as possible. No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service. The owners are not responsible for the loss of any personal belongings or valuables of the guest.

The owner has the right to change any furnishings or décor as shown on photographs on the website, social media and other advertising. It is your responsibility to check that the property meets any specific requirements that you might have and that it is suitable for your needs before making a booking. If you have any special needs or requests, please contact us before making a booking; we will respond to the best of our ability but cannot guarantee that any special requests will be met.

Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision.

Fire prevention:

There is a Fire Safety section in our Welcome Folder at the cottage which includes our Risk Assessment, Emergency Evacuation Plan and Emergency Escape Routes. Please take time to read this important information.

If there are any guests in your party considered to be at special risk from fire and escape unaided, please take additional time to consider them when reading the emergency procedures and escape plan. These include (but are not limited to) young children, the elderly and disabled occupants, who may need a suitable Personal Emergency Evacuation Plan if they require assistance to evacuate or require special facilities of warning of fire. 

No smoking or vaping permitted inside the cottage or summerhouse. Please use the ashtrays provided if smoking in the garden. Candles are not allowed inside the house or summerhouse.

Due to the fire risks associated with charging e-bikes and e-scooters, we do not permit these to be charged in the cottage. We do not currently have an EV charger and electric vehicles should not be charged via a domestic charger at the cottage. The nearest EV charging points can be found in Bridgwater and Street. 

Log burner – Please take care when using the log burner to avoid any burns or accidents. We have included a basket of logs and a basket of kindling, along with firelighters for your use. Further logs and kindling are available to purchase from the village shop. Please ensure only suitable logs and kindling are used in the log burner and only use the gloves and tools provided.

Barbecue – please use the designated barbecue utensils and clean the barbecue after use. Please do not move the Barbecue from its current location on the decking.

Cooking – Please do not use any of the pans for deep fat frying, please make sure you turn off appliances when you have finished and do not leave any cooking appliances on when you are not in the cottage.

Pet Rules 

Rosary Cottage is a pet friendly cottage and we will provide food and water bowls (including a raised feeder), a roll of dog poop bags and some towels to use (as well as a few doggy treats). Please note the following rules if you are bringing your pets with you to the cottage:

  • Only 3 well behaved pets are allowed at one time.
  • Please do not allow pets upstairs, or onto any of the furniture, especially the sofas and beds.
  • Please not leave pets unattended in the property at any time.
  • Guests are responsible for cleaning up after their pets.
  • There is side access to the garden where there is a hose if needed.
  • Please use the dog towels to wipe muddy paws (please do not use guest towels for this).

Guests are responsible for the safety and security of their pets at all times.

We reserve the right to make reasonable amendments or additions to these terms and conditions without notice. If you have an existing booking, we will send you an updated version.
