Approach

  • The front of the cottage is paved, with enough room to park 1 car.
  • The front door is at the front of the cottage at the end of the driveway.
  • There is also access to the cottage through French doors at the back which are accessed via a set of steps from the back garden.
  • There is side access to the back garden via a narrow path (72cm wide at the narrowest point) of loose pebbles and stones between the cottage and the neighbouring house, leading to a locked gate (key operated).
  • The keys are held in a key safe which is 135cm above the ground. The numbers are small and on a combination dial.

Parking

  • The driveway is paved and there is space to park 1 car.
  • There is an outside light at the front of the property which is motion activated.
  • The route from the parking space to the front door is flat with no steps.
  • Parking is for the sole use of visitors to the cottage.

Main Entrance

  • There is a normal door threshold on the front door but no step.
  • The front door is a standard composite front door with a lever handle and thumb turn lock inside.
  • The immediate floor surface is tiled with a small counter sunk door mat.

Internal Circulation

  • The floors downstairs are either tiled or wooden floors.
  • There are stairs to the first floor, where the bedrooms and the main bathroom are accessed.
  • The stairs, landing and bedroom 2 are carpeted.
  • Bedrooms 1 and 3 have wood laminate flooring.
  • The bathroom has vinyl flooring and the en-suite has tiled flooring.
  • There is a step up to access the downstairs utility / cloakroom (21cm) and a step up to access the living room (20cm).
  • The living room then leads to the stairs to the first floor.

Internal Doors

  • There are double wooden doors with glass panels leading to the dining room.
  • The other internal doors are wooden with black handles ranging from 105cm to 135cm from floor.
  • There is no door to the kitchen, or to the living room.
  • Most of the walls are painted in light colours, so there is a good degree of contrast between the doors and the walls in most cases.
  • Doors open inwards into the rooms.

Kitchen

  • There is a range of floor and wall mounted cupboards.
  • The mixer tap has twist handles.
  • The oven controls are located on the front of the range cooker. The range cooker is electric. The oven doors open outwards.
  • There is a fridge freezer, microwave and dishwasher.

Lounge

  • There are two comfortable sofas – one is 196cm wide by 98cm deep, and the other is 177cm wide by 98cm deep, both of which have arms on the sides and extra scatter cushions.
  • There is a desk with a wooden chair.
  • There is a Smart TV with a remote control and subtitles available.
  • There is also a DVD player which has a remote control.
  • There are main ceiling lights in lounge which are controlled by light switches at the entrance from the kitchen, at the bottom of the stairs and above the sofa under the stairs.

Dining Room

  • There is a dining table with six chairs and a sofa (167cm wide by 97cm deep).
  • There is a Smart TV which has a remote control and subtitles available.
  • There is also a games console with wireless controllers.
  • There are main ceiling lights in the dining room which are controlled by a switch in the hallway by the entrance to the dining room and a switch next to the French doors.

Internal stairs

  • There are 12 stairs of normal height and width which round a corner before continuing straight up.
  • There is a handrail to the left side of the stairs as you ascend.
  • Lighting can be controlled from the top or bottom of the stairs.

Bedrooms

  • There are three bedrooms, all of which are on the first floor.
  • Bedroom one is spacious with a king size bed, wooden laminate flooring and an en-suite shower room. There is a Smart TV which has a remote control and subtitles available.
  • Bedroom two has a double bed and carpet.
  • Bedroom three has twin beds.
  • The window handles are lever type and are located at heights ranging from 112cm to 145cm above the floor.
  • Each bedroom has lighting from a central ceiling light, and there are also bedside reading lamps.
  • Bedroom one has a switch to control the ceiling lights next to the bed (right hand side).
  • There is access to each side of the bed in all of the bedrooms, although Bedroom 2 does not have much floor space around the double bed.

Bathrooms

Family bathroom:

There is a spacious family bathroom on the first floor with a bath and separate shower enclosure:

  • Roll top bath with hand held shower attachment.
  • Separate shower enclosure – 86cm by 87cm with door opening outwards.
  • Vinyl flooring.
  • A slip resistant bath mat is available.
  • The taps in the shower, on the bath and on the sink have twist top handles.
  • There are no grab rails around the toilet, bath or shower.
  • Lighting is via a main ceiling light controlled by a pull cord which is 143cm from the floor.
  • The door has a black latch style lock with a pin to secure 124cm from the floor.

En-suite:

There is an en-suite shower room in Bedroom one:

  • The entrance is via a sliding wooden door.
  • Bi-fold door to the shower enclosure.
  • Small sink with a lever handle.
  • Tiled flooring.
  • There are no grab rails around the toilet or shower.
  • Lighting is via a main ceiling light controlled by a switch on the outside wall in the bedroom.

Downstairs:

There is a downstairs utility / cloakroom:

  • Entrance is a step up from the hallway (21cm)
  • Toilet and sink.
  • Taps have twist top handles.
  • Tiled flooring.
  • There are no grab rails around the toilet.
  • There is a washing machine in this room.
  • Lighting is via a main ceiling light controlled by a pull cord which is 153cm from the ground floor.
  • Extractor fan is controlled by a pull cord which is 167cm from the floor.
  • The door has a black latch style lock with a pin to secure 124cm from the floor.

Garden

  • The garden is accessed from the house via the dining room with French doors which open out onto a paved balcony area with bistro set, or from a gate at the side of the house.
  • There are 6 steps down from the balcony to the garden with handrails either side.
  • The garden is mostly laid to lawn with a path running through from the steps to the decking and summer house.
  • There are two steps up to the decking, where the patio furniture and BBQ (charcoal) are located.
  • There is a step up to the paved area where the tap and hose are located in the garden.
  • The garden is for private use and is secure.
  • The lights for the garden are controlled by a switch by the French doors in the dining room.

Summerhouse

  • There is a summerhouse in the garden which is a small step up from the grass.
  • The summerhouse has a white wooden door with a black handle, which contrasts with the wood.
  • There is cushioned bench seating, a drinks fridge and a bar in the summerhouse.

Other Facilities/Information

  • Service dogs are welcome at the cottage.
